Lakes of South Shore Harbour - Home Sales Update Through November 30th of 2014

Lakes of South Shore Harbour
Home prices in the Lakes climbed this year averaging around $92, up from $86.4 at this point last year, or an increase of a little over 6.5% on the sq. ft.

Other sales information as reported by the Houston Association of Realtors:
There were 86 closed sales through November 30, 2014, ranging in adjusted sales price from $165,000 to $557,000 with an average of $250,000 ($92/sq. ft). (These values include 2 homes that were sold under foreclosure/auction.)

For this same period last year, there were 106 closed sales, ranging in adjusted sales price of $143,000 to $500,000 with an average of $220,000 ($86.4/sq. ft).  (Please note that the 2013 sales price and price/sq.ft  do  not include one home that was damaged by fire.)

While the sales prices went up on average $30,000 (13.8%) from last year, the cumulative days on the market went down from an average of 63 days last year to a brisk 39 days this year.   These numbers indicate that we are still in a strong Seller’s Market.

Currently there are 12 active listings in the neighborhood and 1 pending sale.

League City Police Department Promotes Cell Phone App

The League City (Texas) Police Department (LCPD) is promoting a new way for citizens to stay connected via a free cell phone app. The LCPD is using the "MyPD" application to give residents better service and communications.

According to League City's recent announcement, "The MyPD app allows you to ask questions, send tips, follow the latest Facebook and Twitter feeds, commend an officer, submit feedback, and find important Department contact information. Push notifications inform you of timely, relevant information. Options include the ability to retrieve information from FEMA, the National Weather Service, and the National Terror Advisory System. Our citizens will also have immediate access to link for wanted persons, sex offenders, crime maps, and surveys."

The free MyPD app is available for both iPhone and Android phones and is free of advertisements. Finding this app is as simple as doing an app search for "My Police Department" or "MyPD" in the iPhone or Android markets. Once the app is downloaded, residents will need to search for the League City Police Department and select that option.

The app's features will allow residents to submit tips, ask questions, and more from the drop-down menu. This app should not be used during any type of emergency situation. '911' should be called in an emergency situation or needed response.

With the grand opening of League City's high tech Public Safety Building in January 2015, the League City Police Department is finding new ways to utilize technology to keep in touch with citizens.  More information can be found on the League City website.

Dickinson Rotary Hosts Annual Christmas Parade on December 11th

The Dickinson Rotary Club will be sponsoring the Annual Dickinson Christmas Parade on Thursday, December 11, 2014 at 7 pm. This year’s theme will be “Frozen” (from the Disney Movie). Current Dickinson Rotary President, Brandy Liss, will serve as the Parade Marshall.

Local residents should be aware of the parade route and times for traffic tie-ups. The route will begin at Shrine of the True Cross Church, 300 FM 517 East, head east on FM 517 turning south on to Hwy 3, ending at the Dickinson City Hall Complex, 4403 Hwy 3. Parade participants will begin lining up at 6 pm.

The celebration continues at the Dickinson City Hall Complex, immediately following the parade. Children may visit with Santa Claus in the lobby; holiday music and refreshments will be available.

Whispering Lakes Ranch Report-Home Sales Update through November of 2014

Home prices in our neighborhood are holding steady at $119 per foot, up from $113 at this point last year, or an increase of a little over 5%.  It was at this time last year that prices started to climb from around $111 per foot and they haven’t looked back, continuing on their steady rise.

Other sales information as reported by the Houston Association of Realtors
There were 21 sales through November, 2014, ranging in price from $440,000 to $740,000 with a median of $550,000 ($119 per foot).

2014’s sales through November are slightly down from 2013’s volume, with 2013 leading by 2 sales, at 23.  In 2013, the sales price range was fairly similar at $435,000 to $775,000 with a median of $555,000, although as mentioned above, they were trailed in price per foot at $113 per foot.

Currently there are four active listings in the neighborhood, one of which has gone under contract.

League City Celebrates “Cajun Christmas on the Creek” at Holiday in the Park

League City Proud (and sponsors) has announced the theme for the biggest event of the season in League City. “‘Cajun’ Christmas on the Creek” will be celebrated during the Holiday in the Park Festival and Parade. The 17th annual event is set for December 5-7 at League Park, 512 2nd Street. The three-day festival offers lots of family fun with shopping, food and lots of entertainment, plus real snow in the park! It will help create memories your children will treasure for a lifetime. More information is available at holidayinthepark.org or Holiday in the Park Facebook page.

The highlight of the festival is the Grand Night Parade, which takes place in Main Street on December 76 at 6:00 p.m., but you’ll also want to see the holiday movie under the oaks (“Elf”), the children’s costume parade, pet parade and the holiday market. The full entertainment schedule is being updated on the Holiday in the Park website.

Multiple Bay Area Christmas Tree Lighting Ceremonies

PEARLAND: City Tree Lighting, entertainment, Santa; Friday, December 5; 7pm to 10pm.

LEAGUE CITY: Library Holiday Open House, Santa, Tree Lighting; Thursday, December 4; 5pm to approx. 7:30pm

SEABROOK: Christmas Tree Lighting, Santa; Thursday, December 4, 7pm to 9pm.

Festivities will take place on the grounds of Seabrook City Hall, 1700 First Street; music will fill the air when the City of Seabrook’s Holiday Tree lights are turned on. Join us for hot chocolate, holiday cheer, cookies, and a special appearance from Santa Claus.

Bon Appetit!

This morning I was driving to Nassau Bay to have coffee with one of my girlfriends.  Since I had no idea where we were going to meet, I decided to pull over and text her.  I pulled into a parking lot and saw a sign that said, Bon Appetite CafĂ©, Breakfast and lunch, Grand Opening! I texted my friend and told her to meet me there.

Walking in the door you are immediately hit with the delicious aroma of fresh baked pastries.  There is a display with a variety of croissants, turnovers, cookies, cupcakes and more.  It was painful to walk past the bakery case.  I walked to the counter to see what they had.  There is a salad and soup bar where they will make what you want right there.  The soups were creamy and delicious! I had a sample of the Bon appetite soup which was a creamy, chicken delight.  The restaurant also makes pastas, cold and hot sandwiches and other amazing entrĂ©es.

The breakfast menu is simple, but has everything you want: croissant sandwiches, omelets, fresh fruit, bacon and sausages, hash browns, French toast, pancakes and waffles.  Since I couldn’t eat everything on the menu, I had chosen the original breakfast with just a little of everything.  The decision between the waffle and croissant was difficult, so they let me have one of each.  Let’s talk waffles! Their waffles are light on the inside and crispy on the outside – the perfect waffle.  I also had the chance to taste the pancakes that my friend ordered. One word – FLUFFY! I love a fluffy pancake that isn’t thick and dense.  Lastly, their croissants were flaky, airy and buttery.  Could you ask for more out of a croissant?

Walker Commons, a New Multi-Family Project in League City

The multi-family building boom continues in League City with the ground-breaking of a 368-unit luxury apartment complex on 21.4 acres, located off League City Parkway (Highway 96) and West Walker Street.

Indianapolis-based company, Watermark Residential-Properties has posted a “Coming Soon” sign on the property which also the name of Walker Commons. Just north of this construction is Broadstone Walker Commons, 1751 West Walker St; so there might be a “name-shift” before residents begin moving in. The company’s website does not have any information posted about Walker Commons.

According to similar properties built by Watermark, their units typically average 1,000 square feet and rent for an average of $1.20 per sq. ft. The company has apartment complexes in Texas located in Missouri City and Cypress.  Besides the League City location, they are also building near Tomball, off of Texas 249.

League City’s Parks Department Host Clear Creek Paddle Races - November 15th

The second annual Clear Creek Paddle Races will be held on Saturday, November 15th, at Lynn Gripon Park at Countryside hosted by the City of League City Parks Department. All races (Men – Women – Mixed – Junior) will be approximately 4.70 miles in length. Entry fees are $10 per person, all ages. Additional Info & Registration Form

Registration begins that day at 9 am. All race classes will start at 10 am; however faster classes (competitive) will start first – slower classes (recreational) will start 1 to 2 minutes later. The Parks Department will present awards and prizes around 11am.

League City Veterans Day Ceremony - November 11th

The City of League City is proud to honor local veterans, servicemen and women, and their families during a special ceremony on Tuesday, November 11th at the Chester L. Davis Sportsplex, 1251 League City Parkway (Hwy 96), at 10 am.

This year the City has worked to recognize local WWII veterans with proclamations during City Council meetings. The City is continuing that effort by paying tribute to five local men who served their country during WWII at this year’s ceremony. The City invites citizens and their families to participate.

Multiple Events/Activities Planned for November 8th in Pearland

Arbor Day Celebration
Pearland Mayor, Tom Reid, presented a proclamation declaring Saturday, November 8, to be Pearland Arbor Day to Michelle Graham, Director of Parks and Recreation. Tree seedlings will be available for Pearland residents at the City’s Kid Fish Fest at Bass Pro Shops, located at 1000 Bass Pro Drive, from 9 am until 1 pm; and at the Farmer’s Market at Zychlinski Park, located at 2243 Grand Blvd, from 8 am to 12 Noon. Seedlings are free of charge, courtesy of Keep Pearland Beautiful. For more information about Pearland’s Urban Forestry programs and Kid Fish Fest, visit PearlandTX.gov. Kid Fish Fest – Family Fun Event
The City of Pearland has partnered with Bass Pro Shops to host Kid Fish Fest, an outreach program designed to educate and provide hands-on fishing experiences. The event, for children ages 3 to 16 years old, is scheduled to be held on Saturday, November 8; from 9 am to 1 pm. Bass Pro Shops is located at 2000 Bass Pro Drive in Pearland. During the event, participants will learn about fishing, conservation and respect for the environment. There will be plenty of fish in the pond and poles will be provided while supplies last or you can bring your own.

Veterans Day 5K Walk and BBQ Lunch
Join us in honoring our service men and women. Back from the battlefield, but for many the battles continue on the inside as they & their families face PTSD, depression & other challenges. Show them they are not alone. The 5K walk begins at 9:30 am, 4141 Bailey Road, on the field behind the Pearland Recreation Center & Natatorium. Check-In and registration ends at 9:15 am. The BBQ lunch begins around 12:30 pm, at VFW Post #7109 located nearby at 4204 W. Walnut.

The registration fee for the walk only is $15 per person. If you would like to attend the walk and the BBQ lunch, the fee is $20 per person. Additional BBQ lunch tickets can be purchased from the VFW. Proceeds from this event will benefit the William Beaumont Army Medical Center and Pearland VFW Post #7109. NerdWallet Releases Report about Best Texas Places for Young Families; Friendswood – League City – Pearland Listed in Top 20 Cities

Houston Business Journal ~ Several Houston suburbs have made the list of the Best Places for Young Families in Texas, according to NerdWallet.

According to numbers from the Bureau of Labor Statistics, Texas now ranks as the fastest-growing state for job growth, reports NerdWallet. However, jobs were not the only factor when deciding which areas ranked highest on the list. Good public schools, the price of homes and economic growth were also considered when amassing the list of which places in the state appealed most to young families.

Friendswood, Sugar Land, Pearland,League City, The Woodlands and Spring all made the top 20 in NerdWallet’s list with Sugar Land, Pearland and Friendswood all making the top 10.

Friendswood, which came in at No. 2, has the fourth-highest income growth rate in the state at almost 50 percent, and Sugar Land boasts the seventh-largest school district in the state helping the city land at No. 6 on the list. Coming in at No. 9 on the list, Pearland was recognized for participation in the Houston-based “No Place for Hate” initiative, which is a program aimed at making school safe for all students. League City, The Woodlands and Spring round out the Houston suburbs on the top 20 list coming in at No. 11, No. 12 and No. 20 respectively.

League City Celebrates Arbor Day on November 1st

The City of League City is partnering with the League City Garden Club to host an Arbor Day Celebration and tree planting at Rustic Oaks Park. The event is set for Saturday, November 1, at 2 pm at Rustic Oaks Park located at 5101 Orange Blossom.

Trees for Houston donated twenty-five Montezuma and Bald Cypress trees for residents to plant around the pond. The ceremony will also feature educational handouts and demonstrations, free tree saplings, a brief history of Arbor Day and activities for the kids. Residents will then have the opportunity to plant a tree and enjoy refreshments courtesy of Chick-fil-A. Those who participate should dress comfortably and expect to get muddy.

Arbor Day was traditionally celebrated in April, but many states have moved the celebration to coincide with the best tree-planting season for the region. Here in Texas, Arbor Day is celebrated the first week in November.

Bay Area Heart Walk – Saturday, November 1st

The Bay Area Heart Walk, a non-competitive 5K Walk, will be held on Saturday, November 1, at 7:30 am. Walkers will begin at the Kemah Boardwalk, 215 Kipp Ave., and follow the route as shown in the diagram below. This event, along with fun activities, helps to promote walking as a part of a healthy lifestyle and to raise funds to support the American Heart Association.

To participate in the annual event, walkers can register online by visiting the event’s website www.bayareaheartwalk.org or by calling 713-610-5072. There is no registration fee, but donations are appreciated.

Kemah – Boo on the Boardwalk

Ghosts, goblins and ghouls will haunt the Kemah Boardwalk during the annual Boo on the Boardwalk. Visitors of all ages will enjoy all kinds of frightful fun, including the Dungeon of Doom haunted house, Little BOO Fun House, kids’ costume contests and craft activities, a neon glow party, scary-oke karaoke and prizes galore.

The community is invited to join us for a scary, good time! Age appropriate for 12 and up! 12 and under are invited to participate with parent’s permission. League City Announces Plans for Cabela’s in the I-45 Corridor

League City News Release ~ “The City of League City and Pinnacle Development Group have partnered to bring a very unique retailer to League City.

Cabela's Incorporated, the World's Foremost Outfitter® of hunting, fishing and outdoor gear, announced their plan to build a 72,000 square-foot store in the Pinnacle Park Development at I-45 near Big League Dreams Parkway in League City. The announcement was posted to the company’s website.

The new retail store will feature log construction, stonework, wood siding and metal roofing. The Cablea’s isn’t just a store; it’s an experience designed to give customers the feel of the outdoors with a large mountain replica, museum-quality wildlife displays and an aquarium. In addition to hunting, fishing, camping and outdoor products, the store will also include an indoor archery range and archery tech room, Gun Library, Bargain Cave, deli and fudge shop.

League City City Council approved zoning changes and a development agreement for Pinnacle Park Phase I, in a unanimous vote on October 14. The development is approximately 19 acres and includes space for Cabela’s as well as 110,000 sq. feet of additional space for several smaller retail and commercial establishments. “We are very excited to welcome a destination retailer to our community. This type of development establishes a strong foundation and catalyst for more retail opportunities in the I-45 corridor and for the city as a whole,” said City Manager Mark Rohr.

Pinnacle Park Development and Cabela’s are a part of the City’s continued efforts to attract new businesses and diversify League City’s tax base “This new development is the result of very diligent teamwork by the League City City Council, City staff, and the developers. But the work isn’t over for League City. Council and staff are already working in partnership on other projects in the City's continued efforts to attract new retail developments to the area in order to diversify League City’s tax base and provide more retail options for League City residents," said City Manager Mark Rohr.

Cabela’s expects construction to begin later this year and plan to open the new store in fall 2015. They also expect to hire 170 full-time and part-time employees, most of whom will come from League City and the surrounding area.”

Correction to Blog about League City’s HEB Fuel Station

Brockway Realty, LLC recently blogged about the opening dates for League City’sHEB Fuel Station & Car Wash and the HEB Market. Unfortunately, the media source used was incorrect in their report about the opening date for the fuel station.

The pictures below were taken of the HEB market and fuel station on Thursday, October 23rd. The last photo shows a tractor trailer which has a ‘countdown’ display draped over its side. According to that display, the market will open on Wednesday, November 5th. No opening date was posted at the fuel station or car wash.

Seabrook Celebrates 3rd Annual Festival of the Arts on October 25th - 26th

The Third Annual Seabrook Festival of the Arts will be held Saturday, October 25th, 2014 from 10am to 4pm, and Sunday, October 26th from 10:am to 3pm, on the grounds of Seabrook City Hall and Community House, located at 1st St. and Anders Lane in Seabrook. The festival is sponsored by the City of Seabrook in cooperation with the Art Consortium of the Texas Gulf Coast.

Fine artists will exhibit, demonstrate their art, and offer their work for sale. Paintings, sculpture, textiles, jewelry, wood works, photography, and much more. Musical performances by local musician, Myrna Sanders, and Pat Harris Quartet, from Austin, are also planned throughout the festival. Theatrical performances by Farpoint Theatre of Seabrook are scheduled, and film screenings will be held in Community House by the Gulf Coast Film Festival.

The Seabrook Festival of the Arts provides an important opportunity for Art Consortium members, local and regional artists to share their work with the community and each other.

League City’s HEB Announces Opening Dates

The (new) League City HEB Fuel Station and Car Wash, located at 2755 East League City Parkway (Hwy 96 and South Shore Harbour intersection), will open on Friday, October 24th. Special give-aways by HE-Buddy and other activities are planned.

The 99,00 square foot HEB Market will have a larger produce department and bakery and offer fresh juicing in-store. Applications for employment at this location have been available, and approximately 350 jobs are expected to be filled. The Market will open on Tuesday, November 4th.

Texas City’s Bayou Golf Course Renovation is Complete – Grand Re-Opening to be Held on October 24th

The $869,000- renovation project at the Bayou Golf Course, located in Texas City at 2800 Ted Dudley Drive, has been completed.  The 18-hole championship course, built in 1974 and  designed by Houston-based architect Joe Finger, is a 200-acre site on the bank of Moses Bayou which boasts a championship layout with elevated greens and tee boxes.


Course redesign architect, Mike Nuzzo, has increased the average size per green to 5,000 sq.ft. In addition, all sand traps were rebuilt and new tee complexes installed on holes # 5, 7, 13 & 16. Leveled fairways on holes #10, 15, 17 & 18. Installed a new 13,000 sq.ft. putting green adjacent to the club house. A new, one of a kind, 5 1/2 acre Family Pitch & Putt course is in the “grow-in” stage for walkers and anyone wishing to improve their short game.

Two Family Fun Events Happening at Walter Hall Park on Saturday, October 18th

League City Evening Lions Club will host their Semi-Annual Arts & Crafts Show, Saturday, October 18, 9am to 4pm.  Held in Conjunction with the Space City Cruisers Semi-Annual Car Show, at Walter Hall Park.  Proceeds raised will help fund our various projects, such as: Christmas Stockings to Nursing Home Residents, Scholarships, Eye Glasses Program, etc. The Lions Club will be operating a food concession, selling hamburgers, hotdogs, sausages, and drinks. There will be other concessions booths as well, including snow cones sold by the Lions Eye Bank of TX.
