Whispering Lakes Ranch Report Penny Brockway’s Quarterly Home Sales Update

Whispering Lakes Ranch in League City, Texas continues to hold onto high prices and increasing volume through the first quarter of 2017 with the median sales price per foot at $722,450. Sales volume also continued to grow with four sales in the first quarter of 2017, compared to one in the first quarter of 2016.

Other sales information as reported by the Houston Association of Realtors As mentioned above, there were four homes sold during the first quarter of 2017 in Whispering Lakes Ranch ranging in price from $610,000 to $776,500 with a median of $722,450, or $130 per foot. In comparison, in the first quarter of 2016, only one home sold at $703,000, or $131 per foot.

There are currently ten homes for sale in Whispering Lakes Ranch, and five of these are under contract. List prices of these homes range from $560,000 to $725,000 with a median of $649,000, and an average price per foot of $140.

Whispering Lakes Ranch Report Penny Brockway’s 2016 Year-End Home Sales Update

Whispering Lakes Ranch in League City, Texas continued to see fantastic gains in home sale prices in 2016 with the median sales price per foot surging 9% when compared to 2015. Sales volume also continued to grow, by 26%, over this time frame.

There were seventeen homes sold during 2016 in Whispering Lakes Ranch ranging in price from $418,000 to $785,000 with a median of $622,500 or $129 per foot. For the year-end 2015 there were fifteen homes sold, with the sales price ranging from $410,000 to $700,000 with a median of $575,000 or $118 per foot.

There are currently seven homes for sale in Whispering Lakes Ranch, and two of these are under contract (one of these, 2016 Lake Landing, is another Penny Brockway listing!). List prices of these homes range from $538,000 to $864,990 with a median of $639,000 or $127 per foot. Things are looking good in Whispering Lakes Ranch!

Whispering Lakes Ranch Report Quarterly Home Sales Update January through September, 2016

Whispering Lakes Ranch in League City, Texas saw a tremendous increase in home sale prices for the period from January through September, 2016 with the median sales price per foot increasing a whopping 11% when compared to the first nine months of 2016.  With home sales in various areas across Houston dropping significantly due to low oil prices, this is impressive for Whispering Lakes Ranch and League City.

There have been sixteen homes sold January through September, 2016 ranging in price from $418,000 to $785,000 with a median of $612,432 or $128 per foot.  During the first nine months of 2015 there were eleven homes sold, with the sales price ranging from $464,000 to $740,000 with a median of $575,000 or $115 per foot.

There are currently six homes for sale in Whispering Lakes Ranch, with list prices ranging from $538,000 to $765,000 with a median of $677,450 or $131 per foot.

Whispering Lakes Ranch Report: Eight Sold and Three Under Contract as of July 31, 2015

If you’ve been tracking sales and active listings in the neighborhood, you might be confused on what is going on with home prices.  While there are plenty of homes on the market or ones that have sold in the typical $120-$133 per foot range, there are a number of homes that have sold at below that price point.  The thing to recognize is that there are times when people need to sell quickly and to do that, they might be willing to sell below market.  Six of the eight homes that have listed below $120 per foot this year have sold in 15 days or less.  If you are in a hurry to sell and you are willing to take a reduction in price, selling below $120 per foot will most likely get your home sold quickly.  If you can be patient and want the most for your house, be prepared to wait a little longer, but history says you should be able to get in our typical $120-$133 price range.  As evidence that patience is back, 4 of the 5 active listings are at $127 per foot and higher.

Whispering Lakes Ranch Report - Activity Starting to Pick up in April

Sales have started to pick up as of the end of April with 2 sales now on the books this year, at $117 and $121 per foot.

As of April 30th, there were 5 active listings and 2 others under contract, with the actives’ average list price at $127 per foot.  That price point is encouraging and helps to continue the upward trend we’ve been riding over the past several years.  It is imperative that sellers understand the market so they can get full value when they list their homes.  Remember, homes on the water and on other choice lots demand a premium.  Your agent can provide you with multiple comparable sales when you choose to list your home so be sure to ask for a list of them.  Make sure you see what homes have sold that are similar to yours and take a look at those that aren’t.  If you have a nicer home on a better lot, with a pool, summer kitchen or other upgrades or features, make sure you have your agent price it accordingly.

Whispering Lakes Ranch Report-Slow Start to 2015 But Continued Price Increases

As we end the first quarter of 2015, there has been a noticeable decline in sales in our neighborhood, with only one taking place during this time.  But, at $121 per foot, it exceeds by 7% last year’s first quarter average price per foot of $113 per foot, so that’s encouraging.

Currently we have three homes on the market with one of them under contract.  Rumor has it, Brockway Realty will bring another one to the market in a few days.  Stay tuned!

Whispering Lakes Ranch Report-2014 Round Up

Happy New Year, Whispering Lakes Ranch residents, and best wishes for a continued improvement in our home values!  As we look back over 2014, we had 23 home sales, ranging from a low price of $440,000 to a high of $740,000 with a median price of $560,000.  On a per square foot basis, we finished strong with a median price per foot of $119, continuing the price per foot that we’ve experienced for much of 2014.

The total volume of sales were down slightly from 2013 (26 compared to 2014’s 2013), but the median price has increased from 2013’s $548,074, and more importantly, price per foot has jumped a whopping 7.2% over the $111 per foot of 2013!

Whispering Lakes Ranch Report-Home Sales Update through November of 2014

Home prices in our neighborhood are holding steady at $119 per foot, up from $113 at this point last year, or an increase of a little over 5%.  It was at this time last year that prices started to climb from around $111 per foot and they haven’t looked back, continuing on their steady rise.

There were 21 sales through November, 2014, ranging in price from $440,000 to $740,000 with a median of $550,000 ($119 per foot).

2014’s sales through November are slightly down from 2013’s volume, with 2013 leading by 2 sales, at 23.  In 2013, the sales price range was fairly similar at $435,000 to $775,000 with a median of $555,000, although as mentioned above, they were trailed in price per foot at $113 per foot.

Currently there are four active listings in the neighborhood, one of which has gone under contract.

Whispering Lakes Ranch Report-Home Sales Update through August of 2014

The lead story for Whispering Lakes Ranch in League City, Texas through August of 2014 is that sales prices per foot jumped 7.2% when compared to the same time frame in 2013.  That is a substantial increase in equity for existing homeowners and hopefully a nice predictor of things to come!

There were 18 sales through August, 2014 ranging in price from $440,000 to $740,000 with a median of $532,000 ($119 per foot).  One third of those sales were of homes on Lake Landing and Pebble Brook but Mandy Lane got in the action with two sales.  Foreclosures have come to a screeching halt which has helped to elevate sale prices per foot.

2014’s sales through August are almost identical to 2013’s volume, with 2013 leading by 1 sale, at 19.  In 2013, the sales price range was fairly similar at $434,500 to $775,000 with a median of $555,000 or $111 per foot.

It is taking a little longer to achieve the higher price per foot though with the average days on market hovering around 60 days compared to last year’s 30 days or so.  I think waiting an extra 30 days to get an additional 7.2% is worth it though.  On a $500,000 house, that’s an extra $36,000.  Not bad!

Thirty three miles south of downtown Houston, midway to the sunny beaches of Galveston, sits the gated community of Whispering Lakes Ranch in League City, Texas.
