Super Funfest Activities Planned for May 29th - 30th at Texas City

Texas City ~ The community is invited to “Super Funfest”, on May 29-30, at the Carlos Garza Sports Complex, located at 33rd Street & Magnolia, in Texas City.

Friday, May 29th, activities include Food Booths, Arts & Crafts, Amusement Rides, BBQ Cook-Off, and much more family fun. A free music concert, featuring Beggars Union, will begin at 7 pm.

Saturday, May 30th, “Super Hero” Run By the Bay 5K, 10K & Kids K will begin at 7:30 am at Rainbow Park, located at 800 Bay Street North. Awards will be presented in many divisions; Dressing up as your favorite Super Hero is highly encouraged. Along with the Arts & Crafts, Food Booths, Carnival rides, the FunFest Car Show will be held from 2 pm to 7pm, at the Carlos Garza Sports Complex. No entry fee is required to show Cars, Trucks & Motorcycles. After judging, awards will be presented at 5 pm.

League City’s Hometown Heroes Park - New Pool Open Memorial Day Weekend

League City ~The official opening of the new City Pool located at Hometown Heroes Park,1001 E. League City Parkway, League City, was held on May 5th. Mayor Tim Paulissen, City Council Board Members, City Staff and many citizens were present for the ribbon-cutting.

The pool will be open daily to the public, for a free weekend, during the Memorial Day weekend, from Saturday, May 23rd, through Monday, May 25th. According to the Summer Guide, the pool will be closed May 26-29th, and reopen May 30-31 for a fee; close June 1-5, and reopen daily for the (fee-paid) season on June 6th through Labor Day, September 7th

The City Pool at Hometown Heroes Park will have dedicated times and space for lap swim in the afternoon and evenings and on weekends. Swim lessons will be offered in the mornings and evenings. Celebrate (Galveston) Bay Day on May 23rd at the Kemah Boardwalk

Kemah ~Bay Day is a “one day” (free) event presented by the Galveston Bay Foundation and community partners. This family fun event will be held on Saturday, May 23 from 11am to 4 pm. The main theme of this celebration is: “everything Galveston Bay”; learning more about the largest bay in Texas and one of the most productive estuaries in the country.

Kemah Boardwalk will have interactive science and marine exhibits, bay-themed arts & crafts, live-animal demonstrations, and much more. Musical ‘edu-taining’ performances will be presented by the group Vocal Trash. You will also have the opportunity to come aboard the BaySmart Express from the Sea Scout Base Galveston, where you can learn about the exciting marine voyages made by the 110-foot floating educational vessel.

The Galveston Bay Foundation (GBF) is a 501(c) (3) non-profit organization established in 1987 under the laws of the State of Texas. The Foundation’s strength is that it involves a true cross-section of Bay interests to address issues and concerns related to Galveston Bay. The mission of the Foundation is to preserve, protect, and enhance the natural resources of the Galveston Bay estuarine system and its tributaries for present users and for posterity. Its programs in advocacy, conservation, education, and research strive to ensure that Galveston Bay remains a beautiful and productive place for generations to come.

Whispering Lakes Ranch Report - Activity Starting to Pick up in April

Sales have started to pick up as of the end of April with 2 sales now on the books this year, at $117 and $121 per foot.

As of April 30th, there were 5 active listings and 2 others under contract, with the actives’ average list price at $127 per foot.  That price point is encouraging and helps to continue the upward trend we’ve been riding over the past several years.  It is imperative that sellers understand the market so they can get full value when they list their homes.  Remember, homes on the water and on other choice lots demand a premium.  Your agent can provide you with multiple comparable sales when you choose to list your home so be sure to ask for a list of them.  Make sure you see what homes have sold that are similar to yours and take a look at those that aren’t.  If you have a nicer home on a better lot, with a pool, summer kitchen or other upgrades or features, make sure you have your agent price it accordingly.

Kemah Boardwalk, League City, and Friendswood Hold Memorial Day Events

Kemah Boardwalk ~ The Kemah Boardwalk will be offering special activities during the Memorial Day Weekend, May 22 through May 25. Kemah Boardwalk is located along Galveston Bay, 215 Kipp Ave, in Kemah. Check the Kemah Boardwalk Facebook Page for more updates.

League City ~ The City of League City and the local American Legion Post #544 will join together on Monday, May 25th, at the Fairview Cemetery, located at 901 North Kansas, to honor service men and women who have made the ultimate sacrifice. The ceremony will begin at 10 am.

Friendswood – The City of Friendswood will observe Memorial Day with a ceremony on Monday, May 25th, at the Veteran’s Memorial, which is adjacent to the Friendswood City Hall (910 South Friendswood Drive). The event will begin at 10 am.

The Lakes of South Shore Harbour Market Report for April 2015

If you’ve seen your tax appraisal go up recently (and who hasn’t) and you live in the Lakes of South Shore Harbour, there is good reason.  The market values in our neighborhood are continuing to climb.  While the jump isn’t as steep as last year’s increase, the values are rising nonetheless.

Sales information as reported by the Houston Association of Realtors:
According to the data posted in HAR, The Lakes of South Shore Harbour saw 6 houses closed in April 2015, ranging from $194,240 – $374,250 adjusted sales price.  This came out to an average adjusted sales price of $95.16 per sq. ft.  Please note, this does not include the auction sale of a foreclosure home during this month.  Year to date (ending in April), there were 20 homes that sold at an average adjusted sales price of $93.89 per sq. ft.

Compare to the same time period last year and you will see the steady climb.  Last year’s figures showed 9 houses sold in April 2014 at $94.62 per sq. ft.  And the same 2014 year to date time frame had 32 sales at $90.46 per sq. ft.

Sales remain brisk with average days on the market coming in at 47.  And while that seems quick, if you exclude the one property that took over 200 days to go under contract, the days on the market shrinks to a mere 17 days.

At this time, there are currently 7 active listings for sale in the Lakes of South Shore Harbour and 14 under contract.

And yes, with a continuing rise in sales prices, low days on the market, and low inventory, our neighborhood is still showing signs of a strong Seller’s Market.

Please note that these figures are based on information as supplied by HAR and do not include homes that may have been offered For Sale by Owner.

Neighborhood News:
The city of League City has agreed to help with the cost of installing sidewalks along the east side of South Shore Blvd in the neighborhood.  This is welcome news for the homeowners who live in those sections of the Lakes of South Shore that have to cross South Shore Blvd to access the pool, walking trails or walk to the local shopping and restaurants.  For more information, check out the Lakes of South Shore Harbour’s Facebook page.

Commercial & Retail Development on League City’s West Side

If you are unsure as to where League City’s west side begins, just cross over (or under) Texas Gulf Freeway I-45 to the west and you will be there. Many new homes are located on the west side and now commercial and retail developers are planning projects and clearing land.

The Marketplace at Ninety-Six
A $40mil, 36-acre shopping center is being developed by NewQuest Properties. The marketplace is located at the northeast and southeast corners of League City Parkway and Hobbs Road. A 123,000 square-foot HEB grocery store will anchor the project which will be built in two phases. Phase I will consist of building the grocery store and fuel station as well as a bank, shopping center, fast food restaurant and drug store. It is expected to be operational in late 2016, Hatcher said. Phase II is projected to be operational in 2018 and consist of several restaurants, a bank, shopping center, and professional office buildings.

The project is set for completion early 2016. There are more than 6,000 homes within the immediate area, with nearby residential communities including Brittany Lakes, Brittany Bay, Sedona, Westover Park and Magnolia Creek.

Walmart Neighborhood Market
Mark Rohr, League City-City Manager, posted information about this project in his City Manager Report, dated January 30, 2015.

“The City received plans this week for an approximately 40,000 square foot Wal-Mart Neighborhood Market that will anchor a larger retail development at the southeast corner of FM 518 and Landing Boulevard.

The grocery-dominant store is approximately one-quarter the size of a Wal-Mart Supercenter and similar to those same Wal-Mart concepts in Houston, Pearland, and Atascosita. The store is also planned to include a fueling center, for which the City Council is currently considering zoning approval via special use permit (SUP). …

The developer plans to break ground in March and open to the public November 2015.”

John Eagle Honda to open dealership in League City
League City/Kemah Connections, T.J. Aulds, January 28, 2015

“John Eagle Honda plans to open a 60,000 square foot car dealership and service center on the Gulf Freeway. League City council last month gave initial approval for the auto dealer to build on land located on Interstate 45 South between Houston Garden Center and American Fence and Supply.

According to company officials, the dealership will have a two-story showroom, an auto parts facility and large service center. The 16.3-acre site will have enough room for a possible 15,000-square foot expansion of its service center, officials said. The price tag for the dealership wasn’t announced.

The dealership would be the first new car business in League City since 2008, Economic Development Manager Owen Rock said.”

Nassau Bay Approves Plan to Replace All City Street Lights

The City of Nassau Bay’s City Council recently approved the purchase of solar lights to replace 234 street lights in the city. The decision was made after two solar lights were installed (in the city) and monitored through a web-based application for several months.

The solar lights are from ClearWorld, LLC., an alternative energy systems solution provider. Nassau Bay City Manager, Chris Reed, was quoted on the City of Nassau Bay website saying: “We are very impressed with the appearance, quality, and the ability to monitor faults and programming like dimming and scheduling through a web-based application. Not only will these lights be environmentally responsible and significantly reduce electricity and maintenance costs, they will be reliable during storms and power outages.” City staff has estimated that a savings of around $100,000 over a period of 15 years, and decrease the time city staff spends on maintenance.

The lights are not affected by flooding, can withstand 150 MPH wind, and can last up to 3 days without sun. Hurricane season begins on June 1st and continues through November 30th. Installation should begin in the spring, once the bid to install had been announced. Of course, Nassau Bay residents do not wish for a bad storm to hit their area, but will find some sense of security, knowing their streets will be lit once the solar lights are on their streets.
