The Lakes of South Shore Harbour Market Report for April 2015

If you’ve seen your tax appraisal go up recently (and who hasn’t) and you live in the Lakes of South Shore Harbour, there is good reason.  The market values in our neighborhood are continuing to climb.  While the jump isn’t as steep as last year’s increase, the values are rising nonetheless.

Sales information as reported by the Houston Association of Realtors:
According to the data posted in HAR, The Lakes of South Shore Harbour saw 6 houses closed in April 2015, ranging from $194,240 – $374,250 adjusted sales price.  This came out to an average adjusted sales price of $95.16 per sq. ft.  Please note, this does not include the auction sale of a foreclosure home during this month.  Year to date (ending in April), there were 20 homes that sold at an average adjusted sales price of $93.89 per sq. ft.

Compare to the same time period last year and you will see the steady climb.  Last year’s figures showed 9 houses sold in April 2014 at $94.62 per sq. ft.  And the same 2014 year to date time frame had 32 sales at $90.46 per sq. ft.

Sales remain brisk with average days on the market coming in at 47.  And while that seems quick, if you exclude the one property that took over 200 days to go under contract, the days on the market shrinks to a mere 17 days.

At this time, there are currently 7 active listings for sale in the Lakes of South Shore Harbour and 14 under contract.

And yes, with a continuing rise in sales prices, low days on the market, and low inventory, our neighborhood is still showing signs of a strong Seller’s Market.

Neighborhood News:
The city of League City has agreed to help with the cost of installing sidewalks along the east side of South Shore Blvd in the neighborhood.  This is welcome news for the homeowners who live in those sections of the Lakes of South Shore that have to cross South Shore Blvd to access the pool, walking trails or walk to the local shopping and restaurants.  For more information, check out the Lakes of South Shore Harbour’s Facebook page.

The Lakes of South Shore Harbour Market Report for March 2015

Home prices in the Lakes of South Shore for March 2015 remain strong.

Sales information as reported by the Houston Association of Realtors:
There were 8 closed sales for the month of March, ranging in adjusted sales price from $193,000 to $395,000 with an average of $284,375 ($90.97/sq. ft).

For this same month last year, there were 11 closed sales, ranging in adjusted sales price of $190,000 to $329,000 with an average of $253,852 ($90.05/sq. ft). While the sales prices went up on average a little over $30,000 (12%) from last year, the average days on the market also went up from 26 days last March to 55 days this March.   The increased days on the market could be indicative of a cooling off of a 2 year red hot market that we have experienced in the area.  However, don’t discount the cold and rainy spring we have seen this year in keeping some buyers less than motivated.  Plus, with inventory still low, potential sellers may be waiting to see more homes become available before they take the leap and go to market with their own homes.  Nevertheless, with prices climbing steadily and sales prices coming in at 98% of the list price, The Lakes of South Shore is maintaining its Seller’s Market status.

Currently, there are 10 active listings in the neighborhood and 12 listings under a pending sales contract.

Lakes of South Shore 2014 Sales Report for December 2014

The end of year report for the Lakes of South Shore looks very similar to November’s YTD report with home prices in the Lakes steadily averaging around $92.24, up from $87.33 for the end of 2013, or an increase of a little over 5.62% on the sq.ft.

Other sales information as reported by the Houston Association of Realtors: There were 91 closed sales through December 31, 2014, ranging in adjusted sales price from $165,000 to $556,500 with an average of $250,523 ($92.24/sq. ft). (These values include 2 homes that were sold under foreclosure/auction.)

2013 saw a total of 113 closed sales, ranging in adjusted sales price of $142,799 to $500,000 with an average of $222,518 ($87.33/sq. ft).  (Please note that the 2013 sales price and price/sq.ft  do not include one home that was damaged by fire.

While the sales prices went up on average $28,000 (12.6%) from last year, the cumulative days on the market went down from an average of 63 days for 2013 to 42 days for 2014.  These numbers indicate that the Lakes of South Shore continues to be like most of the League City area maintaining a strong Seller’s Market.

Lakes of South Shore Harbour - Home Sales Update Through November 30th of 2014

Lakes of South Shore Harbour
Home prices in the Lakes climbed this year averaging around $92, up from $86.4 at this point last year, or an increase of a little over 6.5% on the sq. ft.

Other sales information as reported by the Houston Association of Realtors:
There were 86 closed sales through November 30, 2014, ranging in adjusted sales price from $165,000 to $557,000 with an average of $250,000 ($92/sq. ft). (These values include 2 homes that were sold under foreclosure/auction.)

For this same period last year, there were 106 closed sales, ranging in adjusted sales price of $143,000 to $500,000 with an average of $220,000 ($86.4/sq. ft).  (Please note that the 2013 sales price and price/sq.ft  do  not include one home that was damaged by fire.)

While the sales prices went up on average $30,000 (13.8%) from last year, the cumulative days on the market went down from an average of 63 days last year to a brisk 39 days this year.   These numbers indicate that we are still in a strong Seller’s Market.

Currently there are 12 active listings in the neighborhood and 1 pending sale.
