Whispering Lakes Ranch Report Quarterly Home Sales Update January through September, 2016

Whispering Lakes Ranch in League City, Texas saw a tremendous increase in home sale prices for the period from January through September, 2016 with the median sales price per foot increasing a whopping 11% when compared to the first nine months of 2016.  With home sales in various areas across Houston dropping significantly due to low oil prices, this is impressive for Whispering Lakes Ranch and League City.

Other sales information as reported by the Houston Association of Realtors
There have been sixteen homes sold January through September, 2016 ranging in price from $418,000 to $785,000 with a median of $612,432 or $128 per foot.  During the first nine months of 2015 there were eleven homes sold, with the sales price ranging from $464,000 to $740,000 with a median of $575,000 or $115 per foot.

There are currently six homes for sale in Whispering Lakes Ranch, with list prices ranging from $538,000 to $765,000 with a median of $677,450 or $131 per foot.

Things are looking good in Whispering Lakes Ranch!

Pearland ISD Trustees Approve New 2016-2017 District Calendar

Pearland Independent School District Release: Posted November 16, 2016

“Trustees Approve Revised District Calendar, School Hours”

“The Pearland ISD Board of Trustees has approved a district calendar change that ends the 2016-17 school year before Memorial Day.

At their Nov. 15 meeting, trustees added five minutes to the school day for all grade levels in the second semester.

With the slightly-lengthened school day, all Pearland ISD students will finish the school year Friday, May 26, and seniors will graduate the same day at NRG Stadium.

Beginning Jan. 3, school hours for the second semester of 2016-17 will change to:
  • Elementary Schools: 8 a.m. – 3:10 p.m.
  • Middle/Junior High Schools: 8:35 a.m. – 3:45 p.m.
  • High Schools: 7:15 a.m. – 2:25 p.m.
  • PACE Center: 8:35 a.m. – 3:45 p.m.

Firefighters Now Full - Time Employees in the City of Webster

Webster Fire Department went from part-time to (full-time) career staff this past September. The fire department has shifted from 21 part-time employees to 12 full-time employees. After a series of interviews and evaluations, Webster internally appointed 10 firefighters to full-time positions and hired two additional employees from outside of the City.

According to Webster Fire Chief Patrick Shipp, the drawback of having a large part-time staff was a lack of reliability when a disaster struck. Other fire departments in the area employed some of the same part-time staff as Webster, so in a crisis, the agencies were competing for the firefighters.

The new, full-time employees will be required to become paramedics within three years, which will also improve the service in Webster. The change to 12 full-time firefighters is expected to save the City money, as there will be fewer employees covered by insurance.

Webster Fire Department operates four Engines, one Ladder, and one Heavy Rescue from two Fire Stations. The Department also operates special units such as a Wild Land Firefighting Booster Truck, a High Water Rescue 6x6, and a Shallow Water Rescue Boat and a Deep Water Rescue Boat. Operations is staffed by 35 uniformed personnel who are divided into two shifts.

Each shift of firefighters is responsible for providing emergency and non-emergency response to our community's needs. The Webster Fire Department has joined in with neighboring fire departments in providing mutual and auto-aid to areas surrounding our city.

The only other Bay Area city that has (all) full-time employees at their fire department is Texas City. The TCFD transformed to full-time staff in 1955.

League City’s Five Corners Realignment - October Update

In an effort to keep our readers up-to-date on news about the Five Corners Realignment Project, in League City, Brockway Realty reports the following October update:

The City of League City, City Manager Mark Rohr – City Manager’s Update, October 28::

“Work on the Five Corners project is moving forward. Building demolition and relocation of the electric utility were completed last month.

Removal of old power lines and the relocation of any remaining utilities are expected to occur throughout the next few weeks. The city will relocate water lines in late November through early December prior to TxDOT taking control of the right-of-way.

Successful right-of-way acquisition and franchise utility relocation allowed the city to petition TxDOT to accelerate the bid opening to January, which TxDOT has approved.  Construction is expected to begin a few months after bid opening.”

Excerpts from The Houston Chronicle, “Preliminary work begins on Five Corners fix”, by Flori Meeks, October 24, 2016:

“Total project costs are estimated at nearly $9 million, which includes approximately $5 million for the six land acquisitions made by the city. TxDOT will pay about $1.9 million of the $2.8 million construction cost.” …

“(City Manager) Rohr says the current congestion at Five Corners can be attributed, at least in part, to the steady growth in League City, which has been gaining about 1,000 homes a year. League City is nearing a population of 103,000. That number is projected to exceed 200,000 within the next 20 to 30 years.

The Five Corners project is included in League City's "Roadmap to the Future," which identifies short-term, mid-term and long-term goals for the city. It also serves as a report cards of sorts for residents, who will be able to monitor the city's progress. The document was presented to City Council in February 2015.

As of August 2016, 64 percent of the short-term goals, 70 percent of the mid-term goals and 50 percent of the long-term ones were underway, the city reports. Along with transportation improvements, Roadmap to the Future identifies downtown revitalization as one of its key short-term goals.”
