New Business “Grand Openings” on The City of Pearland’s Calendar

The City of Pearland has experienced an increase in residential and commercial growth. Three recently announced businesses have finished construction, or will be complete soon. Not only will these businesses offer shopping advantages, but also job opportunities.

Sprouts Farmers Market, located at 2718 Old Chocolate Bayou Road, is the 7th store to open in the Houston area. Sprouts’ “Healthy Living for Less” approach to grocery shopping means potential team members should share a passion for healthy eating and the fresh, natural and organic products throughout the store.

The 28,000 square foot store will hold a Grand Opening on Wednesday, September 2, beginning at 7 am. Many special discounts and giveaways will be featured during the grand opening and the following Saturday and Sunday (September 5-6). Store hours are 7 am to 10 pm every day of the week.

The new Costco is located on the northwest corner of County Road 59 at Business Center Drive just west of Texas 288 in the City of Pearland. The 150,000-square-foot (membership) retail warehouse will also feature an attached tire center and gas station. Costco would create about 75 full-time jobs and about 78 part-time jobs.

The warehouse chain will host a VIP Party for the general public to come look at the building on Wednesday, November 11, from 6 p.m. until 8 p.m. No merchandise will be sold at that time, but residents will have the opportunity to look at the selection of merchandise Costco offers, and preview the building. The store will be open for business the next day, Thursday, November 12, at 8 a.m.

Residents who are interested in memberships may sign up at Costco’s temporary office, located in the Pearland Town Center next to Game Stop in Suite 1440, beginning on September 14. These membership cards can be used in any other Costco until the Pearland location opens its doors. Costco currently has six warehouse stores in the greater Houston area.

Construction has begun on the Studio Movie Grill, located at 8440 South Sam Houston Parkway East. This location will feature 12-screen theaters and is projected to be open before the end of the year.

Studio Movie Grill offers casual dining and lounge areas for socializing before and after watching a feature, and also offers in-theater dining. According to the website, “Studio Movie Grill (SMG) is known nationwide as an innovator and leader of the in-theater dining experience. SMG exemplifies the future of movie-going by pairing the latest first-run movies and alternate programming with an American Grill menu and premium bar.”

In appreciation for their service and to provide the best for its guests, security officers assigned to any SMG present and future will be military veterans. The company specifically chose G4S for its security services because of their initiative regarding the hiring of returning military veterans as part of the White House's Joining Forces campaign.

UTMB and M.D. Anderson Announce First-Ever Collaboration for Center in League City

   
On August 20, 2015, The University of Texas Medical Branch at Galveston (UTMB)  and The University of Texas M.D. Anderson (M.D. Anderson) announced their first-ever clinical collaborative agreement to build a joint outpatient cancer treatment center at the League City UTMB location. Recently, the UTMB’s Specialty Care Center at Victory Lakes was renamed The UTMB Health-League City Campus.

The new center will be 135,000 square feet and is projected to open in 2018, and will become part of the M.D. Anderson’s Houston-area network, which includes four (4) clinical care centers. M.D. Anderson has a clinic located in the Bay Area is located at 18100 St. John Drive in Nassau Bay, on the campus of Methodist St. John Hospital. The expansion planned for the campus located at 2240 Interstate 45-South included a new hospital, emergency department, and a wider range of services for both inpatients and outpatients.

Since the landfall of Hurricane Ike,(2008), along the Galveston coastline, UTMB has been either moving or creating new health service locations further inland, primarily in League City. These facilities, along with others located in the Bay Area, are creating a collection of health services that greatly benefit local citizens. One of those many benefits would be: not having to travel to Houston’s downtown medical district for cancer treatments.

Medistar Corporation - Making an Impact on the Regional Bay Area

Medistar Corp, a Houston-based medical real estate developer, recently purchased 177 acres in Webster from Irving, Texas-based Exxon Mobil Corp. for an undisclosed price. Plans are to build a mixed-use development featuring a new hotel and conference center, retail, office, medical facilities and entertainment. The development will be adjacent to Webster’s new TopGolf, which is expected to open this fall, and near Fry’s Electronics and Academy Sports + Outdoors. There will be frontage facing the Gulf Freeway with access from the feeder road, besides other planned access. This development clears the way for more possibilities to be built closer to the border between the City of Webster and League City.
The Bay Area Regional Medical Center, owned by Medistar Corp., opened July 2014 and will soon be making an upward expansion. The medical center is located at 200 Blossom Street, Webster. The new construction will create more than 100,000 sq. ft. and double its patient capability. The following upgrades will be added to the medical center:
  • Build-Out of Floors 6, 7, 8 and 9:  Increase Bed Count from 104 to approximately 200
  • Total Area at Completion:  373,000 Square Feet within 9 Stories
  • ED Capacity:  Increased from 11 Beds to 23
  • Add New Fast-Track Beds and Trauma Beds
  • Add State-of-the-Art Imaging
  • Expand Cardiology Department
  • New Bi-Plane Cath Lab and Additional Cardiac Cath Lab
  • New Interventional Radiology Suite
  • Add Five Large Operating Suites
  • New Labor and Delivery Rooms (LDRs), C-Section Rooms, Post-Partum Rooms, Well-Born Nursery and NICU
  • 9th Floor: New Community Conference Rooms, Support Services and Administration Offices
Medistar Corporation has also announced plans to develop integrated senior care facilities in the Greater Houston area. Each will provide modern, patient-centered assisted living, memory care and skilled nursing services specific to the communities of Katy, Pearland and the Webster-Clear Lake area. The Pearland senior care facility will complement the acute care services of Memorial Hermann Southeast and meet this community’s accelerating, unmet needs in post-acute and residential care for seniors.

“While some have only recently begun to focus on the continuum of care, meeting the needs of residents and their families has been a high priority to Medistar and our operator partners for over three decades,” said Medistar’s Founder and CEO, Monzer Hourani. “As in Katy and Pearland, the Webster-Clear Lake area senior care facility will meet the specific needs of this vibrant community. It also will be part of a significant new medical complex, which will include an integrated medical plaza with on-site imaging, laboratory, pharmacy, elective surgery center, outpatient cardiac cath lab, outpatient rehabilitation services and medical offices,” said Mr. Hourani.

Ready or Not, Classes Begin Soon

All (local) public school districts will open their doors to students on Monday, August 24th. The public independent school districts in our area are: Clear Creek; Dickinson; Friendswood; Pearland; Texas City. All school districts have their 2015-2016 Academic Calendars posted on their individual websites.

Brockway Realty Offers a few Back To School (BTS) Safety Reminders
  • Slow down in school zones; obey all traffic laws and speed limits.
  • Always stop for a school bus that has stopped to load or unload; remember, when you are on a two-lane road/street, you must stop.
  • Do Not Use your cell phone when driving in school zones; it is against the law!
  • Be alert and ready to stop.
  • Watch for children walking in the street, especially where there are no sidewalks.
  • When driving in neighborhoods or school zones, watch for young people who may be in a hurry to get to school (or back home) and may not be thinking about getting there safely.

The City of Nassau Bay Hosts “Party on the Square” on August 15th

The City of Nassau Bay hosts a “Party on the Square”, on Saturday, August 15th from 7pm to 11pm, at the Nassau Bay Town Square, located at 1800 Space Park Drive.

Live music will feature three bands: Big Richard, School of Rock, and Hip Hop Hooray. There will also be games, such as Giant Jenga at the square. Two food trucks, D’Lish Curbside Bistro and Onolicious Hawaiian Shaved Ice, will be onsite; adult beverages will also be available for purchase.

Gift-Time Rugby Network ~ “As we near the Olympics, the focus on rugby continues to expand. This summer, a new sevens tournament will arise. Penn Mutual, sponsors of the Varsity Cup and the Collegiate Rugby Championships, will be adding one more tournament to their portfolio.

The Space City Sevens Tournament powered by Penn Mutual and Wealth Development Strategies, will be held at the Walter Hall Park in League City, located at 807 SH 3 N, on August 15th.

The City of Nassau Bay Police Department Installs Drop Box for Prescription Drugs

The City of Nassau Bay Police Department has gone one step further when it comes to the question of “What to do with expired/un-needed medications?” There is now no need for Nassau Bay citizens to wait for the bi-yearly “Take it Back” event. The Police Department has installed a new prescription drop box in the Nassau Bay Municipal Bldg, located at 1800 Space Park Drive, Suite 200, in Nassau Bay.

The drop box was purchased from the National Association of Drug Diversion Investigators (NADDI) and is part of a program designed to significantly reduce the prescription drugs in American homes that are either no longer needed or outdated. By properly disposing these medications, there is a reduction of polluting natural waterways and drinking water when they are not trashed in our landfills. Using drop boxes also limit the possibility of prescription drugs getting into the wrong hands and accidental poisoning.

Items can be dropped off during normal business hours (Monday-Thursday 7:30am - 5:30pm & Friday 7:30am – 11:30am) or anytime of the day by contacting the Police Department Communications Office at 281-333-4200 x1. Whispering Lakes Ranch Report: Eight Sold and Three Under Contract as of July 31, 2015

If you’ve been tracking sales and active listings in the neighborhood, you might be confused on what is going on with home prices.  While there are plenty of homes on the market or ones that have sold in the typical $120-$133 per foot range, there are a number of homes that have sold at below that price point.  The thing to recognize is that there are times when people need to sell quickly and to do that, they might be willing to sell below market.  Six of the eight homes that have listed below $120 per foot this year have sold in 15 days or less.  If you are in a hurry to sell and you are willing to take a reduction in price, selling below $120 per foot will most likely get your home sold quickly.  If you can be patient and want the most for your house, be prepared to wait a little longer, but history says you should be able to get in our typical $120-$133 price range.  As evidence that patience is back, 4 of the 5 active listings are at $127 per foot and higher.
