Bay Area Blvd – I45/Gulf Freeway Closure Starts on Friday, February 26th

TXDOT PRESS RELEASE ~ The Texas Department of Transportation will begin the demolition and reconstruction of the new at-grade intersection at Bay Area Blvd. To complete the work, a total closure of the north and southbound main lanes of I-45/Gulf Freeway at Bay Area Blvd. will take place the weekend of February 26.

Beginning at 9 p.m. Friday, February 26 through 5 a.m., Monday, February 29, the I-45 northbound and southbound main lanes at Bay Area Blvd. will be closed.

Motorists traveling southbound will need to exit the main lanes at El Dorado and detour to the frontage road through the Bay Area Blvd. intersection and re-enter the main lanes before the Nasa Pkwy intersection. Motorists traveling northbound will need to exit the main lanes at Bay Area Blvd. and detour to the frontage road through the Bay Area Blvd. intersection and re-enter the main lanes after the Bay Area Blvd. intersection.

The Bay Area Blvd. overpass will also be closed and re-open June 2016.

Motorists traveling southbound that want to access Bay Area Blvd. west will need to exit Nasa Pkwy and U-turn, stay on the frontage road and turn right onto Bay Area Blvd. Motorists traveling northbound that want to access Bay Area Blvd. east will need to exit El Dorado and turn, stay on the frontage road and turn right to access Bay Area Blvd.

Motorists traveling east on Bay Area Blvd to I-45 will be detoured onto the southbound frontage road to Nasa Pkwy and U-turn stay on the frontage road and turn right to access Bay Area Blvd. Motorists traveling west on Bay Area Blvd to I-45 will turn right on the I-45 northbound frontage road and turn at El Dorado stay on the frontage road and turn right to access Bay Area Blvd.

Once complete, the I-45/Gulf Freeway main lanes will go over the Bay Area Blvd. intersection replacing the current overpass structure and improve mobility and enhance safety for the traveling public. The Bay Area Blvd. overpass reconstruction is part of the $93 million construction project on I-45 from FM 2351 to Medical Center Blvd. The project will also widen the existing six main lanes to ten and replace the Bay Area Blvd. overpass. The entire project is scheduled for completion Fall 2018.

League City’s Victory Lakes/I45 Corridor Business Updates – Pinnacle Park

Cabela’s The 72,000-square-foot store, is located at 2421 S. Gulf Freeway, League City. It is an anchor tenant in Houston-based Pinnacle Alliance Fund Inc.’s new League City development, Pinnacle Park. The grand opening has been scheduled for Thursday, March 17th. The weekend-long celebration will include giveaways, family activities and more.

The store features Cabela’s new layout designed to offer customers an immersive outdoor experience with wood construction, stonework, dozens of wildlife displays and museum-quality taxidermy mounts, vintage outdoor photos and memorabilia, hand-painted murals. An aquarium, an indoor archery range, an express cafe and other elements will also be included. Cabela’s hired 170 employees for the League City store, and they will host educational seminars and demonstrations throughout the year. This is Cabela’s sixth store in Texas, in addition to its stores in Fort Worth, Buda, Allen, Waco and Lubbock.

Three food establishments,Tilted Kilt Pub & EateryFirehouse Subs and Beef Jerky Outlet, have signed on as tenants in Pinnacle Park's first phase, southeast of Cabela's.

 
The Tilted Kilt, (7,466-sq.ft), will offer burgers, wings and other pub fare along with 60-plus beers on tap, with a focus on craft brew. It also will feature a fire pit lounge area and live music.  Firehouse Subs will offer a fast-casual dining menu of hot and cold submarine sandwiches, salads and a new low-calorie menu. Firehouse Subs will occupy 2,200 sq.ft. at Pinnacle Park. Beef Jerky Outlet, a supplier of specialty meats such as kangaroo, alligator, venison and elk, will open a 1,000 sq.ft. store at Pinnacle Park. Beef Jerky Outlet seasons the jerky with exotic flavors and specializes in more than 200 varieties and sizes.

In November 2015, Memorial Hermann Health System’s board of directors approved the purchase of 13 acres in Pinnacle Park to build a nearly 47,000-square-foot convenient care centerthe largest of its kind for the Houston-based health system. Construction is expected to begin in the summer (2016) and is scheduled for completion in the summer of 2017.

The convenient care center will be along the south boundary of the development at I-45.

Pinnacle Fund Alliance purchased the Pinnacle Park site in December 2012; more information about this company can be found on their website.

Bay Area City Named to “Safest Cities in America-2016” Report

City of Friendswood Communications ~ “The website “NeighborhoodScout.com” has named Friendswood one of the Safest Cities in America-2016. Friendswood was ranked 44, second highest in Texas (behind number 43, Keller) and highest in the greater Houston area.

Neighborhood Scout’s ranking is based on cities with 25,000 or more people, based on the total number of property and violent crimes per 1,000 residents.

For the last five years, Friendswood has an average rank of 42 in the Neighborhood Scout data.

“I am pleased, for a number of reasons, to see Neighborhood Scout’s research findings place the City of Friendswood at number 44 in the Safest Cities in America-2016. It is nice to be singled out as the only Houston suburb to make the list and the second highest ranked city in the State of Texas,” said Robert Wieners, Chief of Police, City of Friendswood.

“It is a great compliment to not only the men and women of the Police Department, but also to the citizens who have made awareness and reporting of potential criminal activity a priority. Together, we all have a safer community,” Wieners added. Neighborhood Scout’s report uses the most recent data the FBI classifies as “Final, non-preliminary.” For this ranking, it is the 2014 year total data, released in Final, Non-Preliminary form in November, 2015.

“We feel public safety is a core responsibility for our City,” said Mayor Kevin Holland. “It is gratifying to be recognized again by an organization that relies on ‘apples to apples’ statistical data over a period of years, to draw the conclusion that Friendswood is meeting that responsibility.”

3 Bay Area Cities Rank in Top 15 Best Places for Young Families in Texas

NerdWallet released a new study in early October that lists the Best Places for Young Families in Texas. NerdWallet used the following factors for this study: public school excellence, home affordability, and growth and prosperity. Data was reviewed for 111 places in Texas; only cities with a population over 25,000 residents were analyzed.Three Bay Area cities were listed in the Top 15, showing that younger families are settling in smaller cities. Friendswood rated as #2; Pearland rated as #9; and League City rated as #11 on the study.

The following information is an excerpt from the NerdWallet study: “Our analysis revealed certain trends:
  • The highest-ranked places are suburbs. Seven of the top 10 places are within the Dallas-Fort Worth Metroplex, where the school districts outperformed schools in the rest of the state.
  • Long-term income growth stands out. All but one place in the top 10 had growth rates higher than the state average of 29.14% over the past decade. Not only are these suburbs excelling in education, they’re bringing in new wealth to the area — and quickly. The big driver of this growth, the Dallas/Fort Worth International Airport, keeps the region soaring with support for 143,000 jobs and an economic contribution of $31 billion to the area every year.
  • School districts have more than good test scores. Academics are only part of the success of these cities’ schools. From new sports facilities to growing classroom programs, school districts are finding ways to expand the culture of learning.”
